Welcome Home Pam & Marc

I learned about Pam and Marc thinking of buying the first home when we were all sitting down for a friend's birthday dinner earlier in the year. They were just starting to get the wheels turning and I was so excited to be able to help them when they were ready to hit the ground running. 


A couple months later, as everything was starting to calm down in Manitoba from COVID-19 I got the message, they were confident that it was the right time to start looking. They quickly arranged for their mortgage pre approval and we were off. They had a very clear idea of what they were looking for which really helped narrow down our search. After a few weeks of minimal homes coming onto the market we slowly saw an increase of listings. With a few homes that showed potential we decided to take a look. 


It didn't take long before we found a home that had a lot of the qualities they were looking for. With our pre inspection done we were ready to submit our offer on the offer date. We were up against 7 other offers and knowing what homes on that street and in the area were selling for, Pam and Marc were confident with what they were going to offer, knowing the importance of not over paying. Unfortunately this wasn’t the one. 


The next day, a home they had previously favorited in their portal had a price drop so we decided to take a look. The home was meticulously maintained and it was clear that the previous owner was incredibly organized. This home had everything they were looking for. The previous owners had updated the home beautifully and after sleeping on it for a couple of nights, they decided to go for it! I was able to submit their offer and we were able to reach an agreement shortly after. We were the second offer accepted on the house, with the first being conditional on a 48 Hour Clause (meaning the first people to put in an offer needed to sell before they would be approved financially.) 

We moved as quickly as we could to satisfy our conditions, the faster we were, the less of a chance the other home would sell in time. Everything came together and we satisfied our conditions. Now it was a waiting game. The 48 Hour Clause had been invoked and we would know at the latest Friday evening if all their hard work was going to pay off. 


Luckily, after a few short hours, the listing agent was able to give us the good news. The other offer was not going to be able to sell their home in time, so they decided to drop out. I was so thrilled, this home is a perfect place for Pam and Marc to set their roots, I can't wait to see how they make it their own!
